You need to understand what's actually required to have these kinds of conversations with an inspector who may be over-stepping. 

Their fees/rates are usually better and the service more personal.

Keep in mind that reducing the price would slightly reduce your actual amount (because 3% of a lower sales prices means slightly less in concessions) but that's how you would work this one.

If you have your buyer-broker agreement and it was a full-service agreement, read through it and if they didn't perform, then contact your state's real estate board to see if you can still file a complaint, as there may be a time limit.

But I look at it the other way: be sure that your 100% recap is actually available and provides adequate cash flow to maintain the property going forward.

This would seem to be the case on many recent purchases, but if the depreciation exceeds the cash flow I question if you have any actual cash flow.  

That is illegal and may actually be criminal under state and federal law.
