Jerome,Just a heads up if you go to LT you will be bombarded with call from a ton of people basically trying to only pull your credit and make an offer prior to approval and in most cases an unlocked rate offer. 

And I could talk to a broker ahead of time as well to make sure they're willing to refinance the loan at the end, or what would prevent them from considering it (to an LLC, or personally).   

And if that’s the case, what is the guarantee they leave when the lease is up so you can move ahead with your renovation?

Dustin With a business and 40 employees, you're way farther ahead than I was when my 2nd deal (after 1 house) was a 10 unit mixed-use 18 years ago. 

And any other pearls of wisdoms that you had wished you knew ahead of time?

Maybe a cop visit would scare them enough to light up outside.Otherwise, you're stuck waiting on the "justice" system.
