.  (**** does roll downhill, just be glad that you're not at the VERY bottom)However, here in Oklahoma, I would highly suggest having the utilities automatically setup to switch to your name in the event of the bills not being paid by the tenant.

We have yet to try to get pre approved for a loan.

There's a good chance that you could fix the property up and its ARV would enable you to have a 25%-30% equity position allowing you to roll the property into a portfolio loan.
