I am quite new and inexperienced when it comes to this type of investing and so I am trying to find my niche. 

Now that I’m in my early 70s, I think that’s TOO MUCH concentration.  

I'm in Memphis so I'd like my first couple to be local while I learn the ropes, but I'm down to buy anywhere.

My end goal is to house hack a multifamily home in Washington State as my Primary Residence.

New to all of this and I am looking in to buying a duplex in the Portland area as my first rental property.

I live and work in the area and want to stay local in my initial phase of investing.

I currently own a portfolio of self storage facilities in my county but I'd like to invest outside of my area.

For me if someone has a negative review I typically consider something else, if its positive then I would continue to do my own research but do not really go off of others.

I'm looking to buy my first rental property this year or next in Florida and I recently attended a workshop on how to save on taxes using short term rental properties by a tax strategist named Karlton Dennis.
