It ended up being about 5k and the guy did a great job8.Be positive, because nobody else will be. ( Some will be, but definitely not everyone)9.Maybe it's better to wait to put flooring in last, but I say put it in as soon as possible.

If not you will have to have capex expenses to cover floors 10 year life span, appliances and hot water heater 12 year life span, bath and kitchen remodel 20 year life span, hvac 20 year life span.

Turnover cost (cleaning and repairs, but also typically 1-2 weeks of turnover time with no rent -  it’s possible but very rare that you can turn over in just a day or two, even in a strong rental market), then there will be service calls/repairs/appliances replacement and maintenance, flooring, painting, etc.
