I have been thinking about getting a gopro and walking/driving through class C/D neighborhoods taking videos/photos/observations of the area and talking to neighbors.

The price ranges down here are $375k+, otherwise you’re in a C/D class property, and we are just not willing to live in a bad area like that for 2 years. 

Getting 5% on T bills and CD's is hard to pass up with the high cost of real estate, higher interest rates, rising insurance rates, rising maintenance and materials.

I have been involved in real estate for close to 15 years while also being a professional poker player.

I have personally spent in excess of 100k over the years on education, coaching, seminars, masterminds, books, cd's, audible, etc.

You could satisfy a pretty wide niche (legally helping private lenders avoid usury) that I personally know is in high demand.This could be a an opportunity to stand in the traffic of deal flow, make a few bucks along the way, and gain access to players with cash as well as those with deals.

I have done a few deals with Nathan over the years.. he was truthful in his transactions so I am happy for him that he has grown in his company like this.turn key reviews has also outed a bunch of these guys that were bad players @Kim Tucker  and KC had a bunch of them.. just like all these markets.. most of the not ready for prime time guys went the way of the dodo bird during the crash and could not restart.. and or too many complaints or ended up in Orange is the new black like a Marquis et al. 

For Class C/D, whatever is cheapest and looks good.

Even a CD at 4% is PAYING YOU MORE than the loan on the primary residence is costing you! 

Cash flow can quickly get eaten up by repairs and tenant damage, which are more likely in class C/D neighborhoods.
