To my surprise in May 2019, I receive a default judgement from the City of Chicago for uncut weeds and a fine of $1240; I was shocked - why was I getting this now when I sold the property more than a year ago and more so when I paid $80 a month in landscaping fees to Elite Invest.

Would anyone have a good reference for roofers, project managers, plumbers, electricians, inspectors, pest control, contractors for painting, landscaping and installing finishes?

Pretty much every competent had a supply chain issue and super long lead times...windows, bricks, paint, appliances, HVAC, garage doors, garage door openers, and labor for everything...except painters and landscapers.   

Please note that I plan to bring in a cleaning service twice a month to clean the house and landscaper to maintain the house nice and neat.

You have to then subtract the loan payment, taxes, insurance, maintenance, property manager, landscaping, marketing......what you’re left with is the cash flow or $100/mo per door in this case.

I then count the windows (if replacement is needed), doors (including hardware), landscape, HVAC, electrical, plumbing, roof, flooring.
