If you do hang drywall here you will need to tape and mud all the joints ... however, they do not need to be pretty {no one is going to see them}, so anyone can apply the tape and mud.You may be able to leave the cavity between the walls empty - check with your local code enforcement folks - particularly if you drywall the face of the opposing wall.

As far as the units go, anything with 5-8 units we would more or less come in with all cash so we wouldn’t have to deal with the financing aspect, while with the 3-4’s we possibly would go the more traditional route with a residential loan.
