So for all the extra work - scouring deals, inspections, rehab, managing it myself, paperwork, etc -- I have gained an extra $1k - a terrible return on my time.

I feel so bad for all the people in this terrible natural disaster. i hope for nothing but the best from all the people going through this, i cannot imagine how hard it is.There will be some major ripple effects from this storm, effects that might finally be taken more seriously, as Katrina and Sandy were other warning signs. 

Tacoma is a larger metro that is experiencing the effects of Seattle's growth while still not having a terrible barrier of entry.

She says "it is a terrible Idea."

However, the events that always stood out to me  was how terrible some of the tenants could act and treat the property.

For me, it was these cheaper SFHs in an A-Class neighborhood and I figured if there was something terribly wrong, either the seller (yeah, right), the realtor, the property inspector, or the property manager would let me know.

That could be a good deal or a terrible deal.

This is a terrible thing and we all hate that it happens but we shouldn't pass judgement on strangers seeking advice on the best way to deal with it.

I agree with everything said, just move on from this terrible deal and be happy that you did your due diligence and can sleep comfortably at night. 

However, his credit score is TERRIBLE (528).
