There are some particular streets where you don't get a lot of "pride of ownership" and so I am excluding those... but it does take several trips over there to see the lots and explore each neighborhood.Hopefully, I land a good one, and thanks again for the help.

SFR were never meant to be investments, that has drastically changed recently with Wall-Street money flooding the space and offering DSCR loans.

I’m under contract on a SFR across the street from Xavier on the Evanston side.  

There is also a big push right now for a revamp of Main Street in Norristown which will only help with appreciation.

I've just run into two separate occurrences where the description and photos of my SFH for rent have been stolen and put somewhere else at a ridiculously discounted rent.The first one was on Redfin.com, and it was the house across the street.

One word of caution: word on the street is that HUD doesn't fool around with the owner occupant requirement.

" thank you for your interest in xxxx street sorry but it has been rented "

Do you believe that 'financial advisors' who are selling only wall street products where they are making a lot of commission are also ethical when they are telling you that you should not invest in real estate?

@Sam Kahl Thanks I am going for value added opportunities I will take neighborhoods / Block / streets Intersections Areas young professionals are buying Open to buying something in a more expensive area that not updated I can do the more in depth research but I need some keys locals always know best
