The downside is that now you'll have [$6K month + current mortgage payment] all in taxable ordinary income tax (depreciation probably won't help you out as much as you'd like).  

If you just withdraw some monies from your plan, it is taxed as ordinary income and may be subject to a 10% federal tax penalty if taken prior to 59 1/2. 

FYI, for anyone using Home Depot's vendor American Woodmark, these are RTA cabinets that already come assembled and are way overpriced, find a local or online vendor.

Though, the only caveat to that would be that it is far less expensive to build new structures than buy old ones, plus with building you get to ensure that it is of American quality, rather than the Ecuadorean quality.
