At the time our eyes were set on a tri-plex in Leimert park, which we were priced out due to a bidding war as well as others.

When I am on the buy side...there has been numerous times my client gets the property even though we are not the highest offer because A) Im bringing buyers to the table who are not scared off by the inspection both because I prep them for the realities of it or they are investors who are not doing the inspection, and B) because I work with great lenders who close, close without issue, and close on time or early. 

Numerous times, I have followed properties through this cycle.

Part of me feels like id be overpaying, but this is final price after numerous counter offers.

Add those same numbers to a city with 50k people (close to the population of Myrtle Beach) and your looking at a war zone that is seeing some "significant growth".
