When it is fixed up and rented, it will become a very nice property for me.  

I have a nice and habitable property under contract for a wholesale deal.  

5-8 years ago, you could pick up these lots because developers went out of business before completing the subdivision, but these days, if a developer isn't developing a particular lot, there's probably additional reasons (didn't perc, slope/shape is bad, utilities are tricky, etc).

There is no development going on in these neighborhoods.

@Andres BlandonI'm not sure where your property is located but the area is being revitalized so you could sell it to a developer or another local investor.

It's truly good for society, and I make a really nice profit that rolls into the new homes, while allowing the 12-25% cash on cash return to fund the things above.

It has become clear to me that in Denver you have to develop great strategies and skills for finding the duplex/quadplex that will cash flow outside of MLS listings because you won't find them there.

I recently purchased and moved into my primary residence on a nice quiet street filled with nothing but 3/1s to 3/2 townhouses.
