I am just looking to get my feet wet and get started already, yet nervous/afraid to get some skin in the game and potentially falling flat on my face. 

Or is it just me who is too paranoid and nervous about my first deal!

I could hold for another year and squeeze 50-60K more appreciation out of it or sell now.The HOA makes me nervous but they have made me nervous for 3 years.

Im nervous that when im looking to expand into a larger house that I'm going to be financially trapped in my house if its only worth 180-190k during a housing crisis.   

Am I too nervous about my first deal or being smart?

@Chris Mason yeah thats essentially what i thought, was just wondering if there were other opinions out there. also, this is the first time i'll be doing a deal by myself and going all cash makes me a bit nervous, ie what if i can't get a loan after the fact for whatever reason, that money i had in equities earning 8-12% per year is now tied up earning like 5-6% in rent :( @Brit Zamoyta thanks for the comprehensive list...i'm definitely going to be starting off in residential (Quads, etc). its good to know you can only get 70% of purchase price if you refinance immediately after closing. i guess the other option is to just wait 9 months and then get a 75% loan on appraised value (hopefully after increasing the value somewhat). 

The idea of borrowing a down payment makes me feel nervous and rushed.

I'm the mentioned "wife" from above, and I AM nervous that it's too much too soon. 

Personally that would make me nervous.
