I came up with the strategy of twice per year eviction filings...the first, around mid to late March (around tax refund time), and second around September/October (well before Christmas spending sprees).

The trash bins with the trash were in the garage till March 1st, where the professional cleaners came to clean the house doing mandatory move out cleaning.

Make sure you are clear and do not waiver in what you say.If they are still there on March 1, file the eviction immediately.
