I live in a fairly competitive market and I don’t want anyone to take advantage of this deal before I can. 

Houses maintained?

I have met the neighbors, and know they pay $1,000+ a month for rent, and he thinks the property's fair value is around $90,000. 

If your current property is only cash flowing moderately well, then I'd say 1031 that $419k of value (you must maintain the same value in new props AND at least the same amount of equity) into a couple cash flow properties in more stable markets with lower entry prices.

I agree with @Russell Brazil - "How many years have you maintained an active real estate license?"

Our realtor feels that our need for 6% seller concessions may be why some sellers have not accepted our offer despite the fact that we’re offering a fair amount more than asking.

The doors will cost $800 to replace.The lease says the following regarding maintenance of the grounds:"Tenant shall at all times, maintain the Property in a clean and sanitary manner including all equipment, appliances, furniture and furnishings therein and shall surrender the same, at termination hereof, in as good condition as received, normal wear and tear excepted.
