looking to meet others involved in the Green Healthy home certification process I see i can get up to $6300 per multi Family property reimbursed to be Green Heathy Home certified and know Rents are higher in certified buildings. spending a little to improve properties seems to generate  30%  Instant appreciation  so let's meet up it's time to rebuild. connect and suggest times to meet or just Zoom? 

After accounting for your monthly payment, vacancy, maintenance, management, and a return on the the cash you have to put in, are you still in the black?

I took into account property management, 5% no occupancy, taxes, fees, etc.

Accountant (who I'm not sure has much real-estate experience) says he cannot take money out of the sale of the house and because it was a rental that we then renovated and sold, we can not use a 1031 exchange and put the money into a new property.

As for dealing with trusts that's a bit more complicated, as there are typically more people involved and that information is not as accessible. 

Is there any cash flow involved?

They have the accounting and marketing systems in place to make this a big success in a relatively untapped market.
