Hi Nick,Sales costs can include realtor fees (7% on the 1st 100k and 3% on each 100k after that - negotiable but this standard), staging costs, lawyer fees and so on. 

The larger the property you get into the more important these two people are, but for a 20-unit you'll certainly benefit from having a good lawyer and accountant on your side.Get your finances/money in order BEFORE you look for a property.

posted on her other morris thread.. yes another Morris nightmare and out and out fraud in my mind.. this is really a Rico act event i would be looking that way if I was a lawyer and morris has made millions he is a prime target.. not all people are worth suing but this guy from all appearances would be a good bet. there are no ethics in wholesaling .. as we know most are not licensed so its just Caveat Emptar  to the 3rd power

U dont need a lawyer u dont need a cpa u dont an llc u don't need a separate bank account u don't need some planned out time line.

Do it this way, and you can expect a visit from a lawyer in the near/distant future.

Also with the unfriendliness of the US Trump immigration harassment, many Mexicans from the US are moving back and they bring with them their US standards of living so there is more demand for housing from this group as well.
