be careful, its not all what it seems to be, I signed up for 28 000 package and was three days late to cancel and they refuse to refund the money, I had to go true my credit card and get a refund. it was very stressful, as at first I was going to come back and do it at the later date, but now I will never do this again, major rip off.

A HML is intended to be transactional and would not loan over a long term like that (at least none that I've ever encountered) If you had a great relationship with your HML they may be willing to make your case to some of their investors to do a private mortgage, but again I've not heard of that before, but again there are no rules saying you couldn't try and do it.As for private money, it's a matter of figuring out what would work for you to make this deal close, and what works for your investor.
