Rigo,Yes, 50-60% of ARV is extremely difficult to find from a wholesaler, definitely not enough of those deals to make a living off of long term.

You may get all the way to the closing only to find out that there's no money to close the deal.Most of them will also try to box you in with short repayment periods that are difficult to achieve & if you dont repay within that time will charge you ridiculous penaties or want a large percentage of the deal.

You don't need to go over board with what pest companies tell you - given half a chance they'll be in each week.What you do need to do though is go round the property and find out where they are getting in, it's difficult to keep them out, but not impossible.
