Makes decent schools with good families less so etc.  

I read an article by Motley Fool on these books and I am sure they are decent (link below).

But SFR's in SoCal are harder to wholesale since many people want top dollar, but when you find one, it can be a pretty decent assignment fee.

They were able to clean up all of the stuff that was able to be vacuumed but now there is still a decent amount of paint damage to the carpet and other surfaces only in the areas they were doing touch ups.

I have a decent amount of money socked away in a 401k from my previous job, that is just sitting there.

Once I purchased a different primary residence I knew I wanted to rent out this property & give being a landlord a shot.

Sounds like your convenience factor is higher than most, so a decent portfolio sale is probably the way to go.

One wrong item comes up, wether it's a structural or foundational issue and your deal could be shot.
