@Raymond Hill I strongly suggest sending out direct mail but ive been able to boost my response rate.Have you considered farming the phone numbers on your list with skip trace tools and dialing potential sellers directly?

I have even partnered on projects with people I looked up to as mentors, who knew the project may have been “out of my league” but still went forward with me because I showed sheer heart and confidence to execute and get things done.

But Lehi/AF is by far my favorite because it is the heart of the next big tech metro.

Make a fancy flyer online with your just listed or just solds and "boost" them on your Facebook business page(that you should have by now!)

However, a lot of this is often really more about getting to the heart of what the seller's wants and needs are.

The main thing you need to wrap your head around is being a LL in SF (not for the faint of heart, but very rewarding...if you know what you are doing.).
