are you better off when your new and green to getting duplexes and 3-4 bed units?

Hello AllLooking to get your inputs, suggestions on possibility of this remote rehab opportunity.The house in question is 3 Bed, 2 Bath around 1600 sq ft.

@Taylor West one of my old college buddies owned a 4-plex they were all 2 bed 2 bath - all in a row.

So far I've been approved by the City for a little over 6000 Sq Ft, so the plan is to build four 1500 Sq Ft Condo's, 3 Bed, 2 Bath, High End across the board.  

The house is currently laid out as a 4 bed 3 bath.
