I have to tell the tenant with the house thermostat in their living room they can't open the window during heating season.I recommend something like this USB logging thermometer in a thermostat lockbox as a way of documenting the actual temp if you have to deal with authorities (lady above was S-8).

So my biggest recommendation is to keep a good communication channel open and always ask what the next step and what do we as a team need to have done to get there.

Some are abandoned homes, some are open land, and some a fixer-uppers but they are all in a striving market.

You already have 2 months, so if I were in your shoes, I'd advertise it ASAP, and only do open houses (our investment properties are also 40 mins away)  on Saturday and Sunday,  so it minimizes your time and gives potential tenants options.     

I'm certainly open to revisit any and all options. 

I'd prefer properties that are either class C or class B, but would be open to all deals. 

lol i know this has been discussed often but always open to more thoughts. 

So I'm also interested in hearing what others have to say about this equity offering since purchasing is open at the moment.

I am looking to purchase my first residential multi-unit investment property, would prefer a tri-plex or 4-plex, but would be open to more units.
