My guy is that this kind of seller financed note to a residential buyer has a lot of risk.

@Alex Grullon I serve residential real estate clients and we have a lot of residential multi family as well (2-4 units).

Can i purchase the property and get the loan under the 4 members names so i can get a regular residential loan instead of a commercial loan under the LLC? 

Can’t pull the trigger on the build with this current market, but at some point. 2 residential and 2 commercial.

If I HAD to, I would avoid non residential real estate, bonds.

Thanks @Jaron WallingThat was my mentality as well, I spoke someone at the Assessor's office earlier today and they explained that taxes on residential properties were actually capped at 2%+a small percentage added as a addendum last year.

Although we are dealing with residential properties, you should be operating a hospitality business (at least this is more of my personal style).
