Typically underwriters find it hard to believe that a person will downsize and actually move in to a duplex.

There are other companies as well, but the other issue you will run into is companies that promote themselves as Turnkey providers when in fact they either represent other companies properties or they introduce you to actual providers for a fee.  

Court confirmed sales prevent you from assigning contracts, while Full Authority sales (which only require noticing) get so much attention from competition that margins are compressed to the point of not worth the trouble for all but a few.If you actually have your own funds (!)

Now you are hard pressed to find anyone decent and none of them has significant systems in place to provide reports and consistent services.

@Kelli Powell  I actually would explain that doesn't work for you. 

Unfortunately, the majority of investors that experience terrible service from turnkey companies, figure out that it's not worth spending tens of thousands of dollars suing their turnkey provider and just move on - which allows the turnkey provider to not change their ways and stay in business:(You should also check out this BP thread about the topic:https://www.biggerpockets.com/forums/88/topics/976647-turnkey-company-suggestion?

Also, no offense Account Closed but nobody should be taking advice from someone who charges for services who doesn't disclose their full name/identity on these forums. 

It has no kitchen cabinets and electric service cannot be connected until the electrical meter has been upgraded.
