Hello, I am new to Real Estate investing world, and have been educating myself since summer of last year, and been to only one local REI meeting and currently enrolled in a very good online course mostly on how to wholesale properties, but still have not pulled the trigger yet.

Also, I highly recommend doing an analysis of how much you stand to make with and without property management, then see if the difference in profit justifies the risk.

If you can find a deal that cash flows decently now, I do think we'll start to see 3%+ per year organic rent growth again sometime in the next 2-4 years, since new construction starts have been very low the past 2 years so new supply coming online is going to drop a lot in the coming years.
