Sometimes there's lots in a subdivision that are less marketable, (smaller, sloped, etc.) you want to make sure there's enough space for building, after required setbacks for curb, gutter, sidewalk, landscaping, any utilities, etc.

Local laws can change the landscape dramatically, both in your ability to rent there, but also in values, since successful STR locations are seeing huge appreciation because other investors are willing to pay more with the anticipation of STR.  

New roof, HVAC, interior paint, bath and kitchen renovation, landscaping.

They are getting 100 a month off to do landscaping and snow removal that they do not do (they do the paths but not the driveway.. they fill the garden beds with knick knacks but don't remove the leaves... theres always an excuse, and they’ve claimed they can’t afford to pay the extra hundred).

The value I have to add lies in my landscaping, construction, and property management skills.

Somtimes Im going to do some landscaping, or painting.

Some landscaping and added granite counters to the kitchen.

Currently each property is a single family home functioning as Short Term Rentals (STRs) but I plan to diversify into LTR, multifamily, and commercial ventures in the future and would like the structure discussed here to serve that eventual landscape.
