Anthony, here’s what I suggest:—Bigger, antique dining table on a large rug—Nicer bedding, white bedding —More art and color everywhereIn NOLA you’re competing with a lot of properties with charm and character so up the “NOLa” factor with art, local color and antiques. 

We are successful Airbnb hosts in Montgomery, TX (and hour away) and what sets you apart is simple, clean furnishings, white linens that are high end and light colors everywhere.

@Einat Menashe, you can access a crime map by searching address on trulia.com. click on the photo of the house and it opens a new window where you can click on 6 different things including a crime map shaded by colors.

if you're good with photoshop you can also work that to see different colors / designs. 

I have found that instead of sending on postcards to the entire neighborhood a simple colorful post card set to arrive at the 50 closest neighbors the day before the open house is very effective.  

With blinds, pick one brand/color and stick with them. 

And its a great and vibrant city with a great international community too. 

Another tip: create filters so emails are tagged and color-coded based on the email address.

And yes, I plan to section off the fridge and cabinets for each tenant, but now I might take it even further, and buy different colored plates, bowls, and cups for each tenant.

Only thing is: only 2 colors of granite to choose from.
