They really have three choices:Pay the tax right now, pocket what's left.Spread out the tax bill with seller financing.Defer the tax with a 1031, continue to get the income from the replacement, let your heirs take it with the stepped up basis.I've had this discussion with my accountant. 

Is this sudden price hike and change in features a marketing ploy in anticipation of a Black Friday and/or Cyber Monday sale that will bring the prices back down to where they were 48 hours ago?

I also feel like I should say that this contractor is booked, so unable to do the work, and came out just for the walk through and I felt he didn’t have any motive to be diss honest - he actually ended up not even charging us for the 2 hours he spent there.

I have reached out to the Realtor three (3) times and she has not responded at all. 

For example, in my current business of mobile detailing, I service a three county area with countless towns throughout.

I recently just rehabbed three properties That appraise for appx. 210,000. 

I am so excited to find Bigger Pockets,  typically commute an hour and a half to work, I listen to tons of podcasts and recently came across Bigger Pockets and have been listening nonstop, I am also very pumped to start utilizing the website as well.
