What did they find out in this 6-week timespan (12/23/2019 up to today's date of 2/7/2020) which motivates them to take a $200,000 loss?  

Good evening investors,I hear that the local county clerks office can give you a few type of lists of motivated sellers.Can anyone tell me what types of lists do you get from your local county clerks office in order to find off market deals?

While I think it's good to build your buyer list ASAP, I also believe in jumping into things headfirst sometimes and when you source your first deal, especially once you put it under contract, that will motivate you more than ever to build your buyer list.

I have a young cousin in Charlotte that is SO motivated to go down this path of real estate and real estate investing.

However, in 2013 I took a stab at trying to wholesale in my farming community to only fail as I once again didn't have the right mindset/motivation to truly make this work. 

Start charging/collecting the late fee and maybe they’ll start being motivated to pay on time. 

As I was looking at houses I could text my lender addresses and he would plug the numbers in and tell me what my debt to income ratio would be, what my mortgage would be and if I could make it work.

Honestly I think 99% of the "find motivated sellers" stuff is just to get newbies to shell out big money for SEO, mailers, "ringless voicemail" (aaaaaa hate!)

I knew this was certainly no get-rich-quick flip or even barely pay the bills flip from the beginning, but I was motivated to get my first flip under my belt...and more importantly to use it to attract a bigger fish who would bring money to the table for flips going forward. 

We would really like to meet with motivated individual(s) who are familiar with the local market, not only to invest in rental properties, but also to invest in land for new construction multifamily homes.
