Plus there is no shipping date even given for things like that right now.If they are unhappy, let them break the lease and move on.I'd also tell them that they can treat your repair people with respect.

Hi, I'm looking in Providence for my 1st multi-unit deal (I have only done SFRs to date).  

What you want to do is save money and make sure that your first property is running at top speed, meaning all cap ex has been taken care of and no expected issues are in sight.

I am saving little by little but i wanted to see if anyone had something that could speed that process.

To get the most accurate and up-to-date information your best bet is to get in touch with a realtor in the market you're looking to get set up with direct access to the MLS.

If the tenant stays past the term of their lease they would be what’s known as a “Holdover Tenant”.You can research online about how to handle a holdover tenant.You may end up having to evict them and also file a separate suit for damages/cost of not being able to move into your new home - like staying in a hotel or having to put your belongings in storage.Another option could be “Cash for Keys” where you or the current owner agree to give $1,000 (or some other amount) for the tenant to sign a legal agreement stating they will move out by X date.

It will likely appraise at $900K now as the 4-plex immediately across the street just sold for $1M and was dated inside though larger but still 2 bedroom units.
