In times when leasing was/can be difficult a yearly lease was a good option to lock down some one .I no longer even do a 2 year lease that can /will back fire if you get a bad apple .In my area leasing a "A" S.F.h yearly lease is not a necessity but still do it .I can lease a S.F.H usually very quick knock on wood .So I still avoid a month to month use a one year lease .

Side note on the electric and water the city gives a separate login ID that you can use to verify that the tenants are paying on time at least in North Las vegas which comes in handy though I've never had an issue thus far (knock on wood).

If you're located in such a city, simply set your sights on a neighboring district, which is likely to do extremely well in those circumstances.I should clarify, however, that targeting the city core is important for the first property you're hosting, not all of them.

We painted the whole interior of the house, took down the wall paper in the master bedroom and front bathroom, tore out the carpet in the master bedroom to expose beautiful wood floors and put in new kitchen countertops with a subway tile backsplash.
