Gimp is the pic editor, its free but there is a learning curve.It's similar to Photoshop.With so much land, before going upper, I would go outward.No stairs, no second story roofs to fall off of.Have you thought about a detached garage, 2 car with a workshop area at the back, and a third bay for storage, with a gravel drive.

Regarding apartments, without pics its tough to see, but basically having $12k per unit may get you carpet, paint and some light rehab, but my guess is this place needs total rehab.

here is how i'm personally calculating the cash offer for wholesale deals right now:ARVx 70-80%*- estimated repairs/reno**- desired wholesale fee= cash offer*70% if i want it to be an easy no-brainer for the end buyer, 80% if i want to be more aggressive or there are some big perks about the deal (ex: totally vacant or fully rented at market rent)**i based this on the level of reno needed based on pics/videos (3 levels) & the PPSF ranges that i use for each levelalso note that end buyers aren't always demanding walking into 20-30% equity!
