I've been a long-time Ogden bull with posts like these:https://www.biggerpockets.com/forums/12/topics/882817-local-...https://www.biggerpockets.com/forums/586/topics/785294-who-h...But, like a January 2022 study determined, Ogden is overvalued. 

It was around the time of COVID, making it incredibly hard to find reliable tenants.

If it's norm for the landlords to pay it you will have a tough time to get the tenants to pay.If others are using RUBS then you can try it.

Many actually operate their real estate businesses more recklessly because of this false sense of security.

I am new to the concept of real estate investing and eager to learn more and immerse myself in the community and culture.
