Dear fellow REIs and RE attorneys, Hi, I have couple of questions regarding to starting my own Real Estate company.

After my first condo purchase/rental, my appetite for RE Investments has grown considerably.  6months ago I bought my first 3 family from a rehab/flip someone else did as a buy/hold for myself.  

If I were you, I'd get my RE license and do that as a side hustle.

Find someone who is knowledgeable in that area of RE locally and ask them for help if you are doing this type of vacant land work

I am very pro San Diego REI investing but I am even more pro for newbies to invest local (i.e. in your case OC).There are a lot of similarities in San Diego RE and OC RE. 

I took the opposite road as you, been an investor for a while, just got my RE license. 

Similar for wholesaling or RE agent/broker. 

When I buy a tenant occupied multi unit, my RE lawyer sends each tenant and Estoppel Letter, which asks about lease terms, security deposit, etc.

I will run my "Re Positioned" proforma on market rent and then have the RUBS as credit part of the income column. 

Because when you try and sell 123 Main street a 3 bed 2 bath house on Craigslist without a RE license you are violating CA business and professionals code.
