Is there enough going on down there to make a profit?

That is a profit center that no one else would be able to touch, so it'll work even if they lose money on the mortgages themselves.

With that being said, my one out of state property has been very, very profitable, so I can live with things being a little less pristine than I would prefer.

I imagine after years of being in foreclosure/bankruptcy his credit is already too far gone, plus hes in his 70s with intentions of RV life so its not a big priority at this point.I asked him if he wanted me to pursue the short sale option and he declined.

It's really a shame that they profit off of selling bad data.

There's also room to develop if I want to later on. 1 park is mostly owner-occupied, but it has some cash flow from POHs- which I can also sell and use the profit to buy 4 more homes to fill vacant lots.
