Thanks Pros:-Lower monthly payment = higher cash flows-Save more equity than paying down principal, can be utilized in other projects and to scale-Generally better for tax purposes (no tax benefit to paying down principal)Cons:-Higher rate-Higher risk (deleveraging over time give you more LTV cushion generally)-Less cash out / harder to refi in the future (UPB will be higher)

Ultimately our main goal build a portfolio of multiple different types of investment properties, buy and holds, rental properties, and fix/flips; but the wholesaling side of real estate seems like an attractive venture as we are just starting with little capital and it could provide us with a revenue stream to become a cash buyer.

On my new project in Oregon I was doing a fence along the back yard boundary of one of my lots and it had a few angles in it.. and I am looking at that and the plat map and the monuments and its not lining up.. ( and i just surveyed these 30 lots monumented them and recorded the plat in the last year.. sure enough one of the monuments was off and they had to come and reset them.. this after the county surveyor also double checks the plat before letting it record :) it was either the monument was wrong or i built a 800k home 7 feet over the lot line LOL..
