I thought a HELOC would be better than a home loan because it is "reusable" but the variable interest rates make me nervous given the current rate environment.

We have found that this forces enough turnover that we can get the property completely renovated within 12-18 months without dropping cash flow too drastically, which is a major risk of trying to empty a property out before renovating.Finally, keep in mind most lenders will be very nervous about anyone who plans to move out all the residents in order to do renovations. 

Definitely makes sense for me to do it on my end, but I'd think seller would be nervous to do it.  

It'd be good to check it off yours.Finally, I guess I'm a bit nervous  because it doesn't follow the other "rules of thumb."

The deal was marginal at best and because it is hard to classify the comps, it made me even more nervous about it.

Turn key would still make me nervous living that far away, due to the fact that you can't really see the investment before you buy it and are giving full control to a manager that has not ownership interest.
