I can't speak specific to cap rates today but when I was negotiating new builds for the health system I was overseeing it was right around a 10 Cap but that was about 3-4 years ago, specialty clinics and these were new builds.

If rates are attractive now and the right opportunity comes along, I'm under the mentality that it's best to jump on it and you can always refinance later if rates are low enough, it makes sense, etc.

A lot of this is dependent on the deal structure and your strategy as well...maybe look to see if the recommended repairs are mandatory for health and safety issues or can be addressed once your CapEx is healthier...if you are using a lender, this will come out during appraisal and underwriting...maybe the lender will be ok with what the appraiser sees...hard to tell.Are you attempting to leverage the inspection findings to get remedy or lower purchase price?
