Hello everyone, So I just graduated as a pharmacist last year and like most health professionals I graduated with massive debt.

Depending on your age and health, I would get a higher deductible plan and open a HSA to cover medical expenses down the road.

I can't speak specific to cap rates today but when I was negotiating new builds for the health system I was overseeing it was right around a 10 Cap but that was about 3-4 years ago, specialty clinics and these were new builds. 

He doesn’t need health insurance since he is a veteran.

If rates are attractive now and the right opportunity comes along, I'm under the mentality that it's best to jump on it and you can always refinance later if rates are low enough, it makes sense, etc. 

A lot of this is dependent on the deal structure and your strategy as well...maybe look to see if the recommended repairs are mandatory for health and safety issues or can be addressed once your CapEx is healthier...if you are using a lender, this will come out during appraisal and underwriting...maybe the lender will be ok with what the appraiser sees...hard to tell.Are you attempting to leverage the inspection findings to get remedy or lower purchase price?

Airbnb/short-term rental or maybe a medium-term furnished rental for traveling nurses. (42,000 people are employed in health care in the region.)

If a renter absolutely must leave due to a family situation, health, work relocation, etc., and they can't do anything about it, it's one thing.

With that said, I think the mentality of what it will take I already have acquired. 

So much information to take in, but my mental door is wide open.
