We found this deal by following up on a social media lead through the owners previous agent.

Market rent in the area is in the $2000-2100 range, not much spread as a rental; not in the typical price range of an owner financed deal. 

It will lower cash flow but if you took all the cash flow for 5 years and aggressively saved it you could slowly refinance out of the seller financing into a normal loan and then you father in law has spread out his capital gains burden and you get properties.  

Many people would want to see a large spread unless the rehab is super quick and easy. 

Check social media profiles (I've seen people post their new home address on their Facebook pages). 

I've recently started doing some social media consulting as well as online flipping while I'm in school to fund my first purchase.

Our turnovers are pretty spread out.
