You really think that is the norm to charge 13% and 3 points on a 400K loan over 8 months?

The buyer has proposed 13% downpayment, 4% interest, interest only payments for 3 years and then interest only plus $1000 for another three years and then loan paid in full. 

It’s a great plan and if my spouse wasn’t opposed I would buy a new 2-4 unit building about every 14 months and live in one unit and take advantage of the low down payment loans.

The bank from my understanding will be writing off a loss on this loan as there is not enough money to go around.Here is where it gets interesting, there is a second lien on the properties from a seller of a hotel that the current owner of the 21 unit bought seller finance. obviously there is not enough money to get this guy paid off as the bank is already taking a loss.

Depreciation is a loan, not a freebie.

My question is, can I use one of the separate parcels as collateral for a construction loan to build a multifamily on it (of course adhering to zoning regulations)?

Now with that, I would want to go in fha203k loan or simply fha. 

I know there are a couple loans/programs like an FHA loan that are available to starters like me, but are there more options? 

My current mortgage payment is $3023, and I have only 9 years left on my loan term.
