I would be better off going to my job and working overtime and paying someone else to build it. 

I work a full time W-2 job and family life is now a priority w/ 2 young children....so I have been bringing on contractors to do my renovations.   

In cases where I rent a room I just rely on checking they have a professional health care license and a job in the area but that is only because the roommate is my son.  

That cash flow is nice and high.  

Unless you intend on staying this size, as you grow its going to be really nice to get this off your plate.

Clear Creek county is a nice getaway as well.

My only qualifications are to have a job with a per diem, and have the first weeks rent up front.  23 STRs, 83 beds, 1400 previous renters.No application, no background check, no deposit, no move in fee.
