Europe and Asia are light years ahead of where the US is in terms of modular technology adoption.

But just remember that people justify the emotional decision with logic - not the otherway round.You could also incorporate some "green" technologies in your rehab to get the attention of the eco-crowd.

Again, I wish you super fast lease ups, but if that doesn't happen, take time to innovate.

If you are good with technology, you can do a lot of the search engine optimization yourself to save some money.
