In situations where I can't match the color and most of the paint is in good shape I'll simply repaint individual walls that need it as opposed to painting out an entire place if it can be avoided.

Bought it for $180k 5 years ago as a buy and hold.Developers are putting $400-600k homes on tear-down properties all around it.I looked at tearing down and putting a 4-plex on the lot...not allowed per code.I looked at tearing it down and doing a duplex...after all costs and penalty of interrupted cash flow...bad move.I looked at tearing down and putting two single family homes...bad cash-flow move.It just seems that with a lot so large relative to the size of the home is in such a hot/in-demand area, i should be able to get more cash flow.

Hoping that the brain power of the masses can assist in providing me with some clarity.We have been going through the process of doing a short sale on a ski condo in Colorado and arrived all the way to the closing table to discover that the HOA had not accepted the short payment that the seller's agent had indicated and as such was demanding that the short sale be re-approved with the HOA getting more of what they are due or else they will continue with the foreclosure process.
