These typically are not reported to credit bureaus and also do not affect your debt to income ratio which frees up your credit for personal loans that you may need in the future as well as does not limit you to the amount of loans that you can have as a buy and hold investor.

Would you have regret when you think of yourself that far in the future that you hadn't purchased five or ten years ago (which is actually now)?

Personally, I do not want to leave a future taxable gain to my family. 

I'm not as creative as some with funding sources and haven't established access to the private funding others have (yet... hopefully)... so for me, at present, cash for future down payments is key.
