Attorney will hold 5,10,15,20, whatever is escrow to be distributed upon execution of their moving in accordance with the agreement that you negotiate.

@Bill Hamilton  its appropriate to run a background check if your the money partner and you want to check out the partner who is suppose to execute.  

The tenant is never going to make that money up once they have fallen behind and now you the owner are left in a vulnerable position as you have no money to hold onto to cover damages or legal costs if they need to evict the tenant when the tenant misses the next month of rent.The correct course of action for a management company is to have a set date that they file for evictions on all of the tenants who have not paid rent.

It acts almost as a 2nd mortgage to be executed at closing but essentially it's possible to buy a house (as a first timer buyer) with VERY little or no money down so you can start hopefully cash flowing quickly (with the right selection of course).
