My most recent mistake was to "Not view the property as a business" but as a home I just wanted to be lived in. 1st/upstairs couple were great, no issues, paid rent on-time.

@Jonathan Roldan what you are describing is a Commercial Package Policy (CPP) or Business Owners Policy (BOP).   

As far as the apartment itself would consider things like what floor is the unit on,  what is your view, if multiple bedrooms are they winged, do you have in unit laundry.

The price range you're looking at for 2-flats in the area is definitely on the lower end so you should be prepared for some work but what you described is a lot more problematic than making some cosmetic improvements.

@Tim Turner, In a mixed use situation like you are describing it is helpful to think of it as two different properties - one is your primary and one is investment. 

I am based in New England. 30,000 foot view of my model is  to identify underutilized/value add opportunities and raise capital on a deal-by-deal basis (multi-family, industrial and self-storage).
