Looking at some seemingly great deals and wondering why they keep going contingent and then going back on the market or even sold and then back on the market so quickly.

I have sold over 40 new builds in the past 2 years and these guys are making great money. 

While I can’t remember now whether I chose the lowest quote, or perhaps the agent I chose was offering certain “value-adds” despite being the second-lowest quote, I contracted for a 4.8% commission.I sold to a retail buyer.

I sold my NJ rental property in 2017.

I asked the property manager for documentation on this because a 150% increase doesn't seem normal, they told me they will talk to the owner and maybe get me a copy of the billing.

You should also get a photo copy of their drivers licence to confirm their present address.

My other Flip properties sold quickly in Dec/ Jan. 

In a market like Miami where home's are sold from one day to another, you cannot afford to have a lender who will not at the least pickup at 7pm on weekday because you saw a house at 6pm that you really liked and need a pre-approval or DU.
