I have had some lenders require coverage on Lean To (those sheds that block the wind for horses) which is ridiculous if you ask me but I have to write a policy for them to get the loan.

This fee should have been disclosed at your first meeting.If the title company is convenient to you that's just a part of the negotiation.

You're right to understand that the home won't value, but so long as it performs adequately now (assuming you have vacancy and repairs), and it is in good shape, then I'd lean on the cashflow and the potential options with the land underneath it.
